You have come to www.manzac.com, a website for three traditional, luxury self-catering holiday "gites" in the truly spectacular, peaceful and relaxing countryside of the Ariege in SW France.

Manzac d'en bas (the Property) is offered for holiday rental to Clients (you/your) subject to confirmation by the owners, Giles and Louise Nevill (we/us/our).
Booking
Bookings should be made by returning a fully completed Booking Form together with an advanced payment of 25% of the total rent for the period booked. Please look at the website, www.manzac.com, or call/e-mail us to check availability. Once the Booking Form has been completed, signed and dated and the advance payment paid, this represents a firm Booking at which point these Terms and Conditions apply.
The balance of the rent is due and payable not less than 8 weeks (56 days) before the start of your holiday rental.
If a booking is made less than 8 weeks before the start of your holiday rental, then the total cost of the rental period must be paid at the time of booking.
If the balance of the rent is not paid within the above time limits, we reserve the right to cancel your Booking and return any deposit that you may have paid to us.
Please note that signing the Booking Form is an acceptance of these Booking Conditions and that you accept these Terms and Conditions on behald of all members of your family or party and visitors to Manzac d'en Bas.
Alterations to Bookings by the Client
We will do whatever we can to accommodate alterations to a Booking. Any request for alterations should be made to us in writing by recorded delivery post or e-mail and is subject to availability. If we are able to accept an alteration, you will be notified in writing. However, if we are unable to accept an alteration and upon receipt of your written request there is less than 8 weeks (56 days) before the commencement of your holiday rental, in the event of cancellation, we reserve the right to request payment of the cancellation charges detailed below.
Cancellations by the Client
Please make any request to us for cancellation in writing by recorded delivery post or e-mail. Cancellation will take effect from the date upon which we receive your written request to cancel your Booking and the following cancellation charges will apply:
More than 56 days (8 weeks) before the start of the holiday rental - 25% of the total rent for the period booked (the advanced payment).
Between 56-0 days (within 8 weeks) before the start of the holiday rental - 100% of the total rent for the period booked.
These cancellation charges should be covered by your holiday insurance and we strongly recommend that you take out appropriate insurance to cover cancellations. (See insurance below).
Cancellation by the Owners
If we have to cancel your Booking, all monies paid to date will be refunded in full. This is the limit of our liability.
Insurance
At the time of booking and / or before departure from home, we strongly advise you to have comprehensive insurance for ALL eventualities (including; travel costs, personal belongings, public liability, cancellation of holiday or travel, medical, accident and emergency). These are not covered by our insurance and we do not accept any liability in relation to any of these risks.
Travel
You are responsible for making your own travel arrangements. We are not responsible for any loss or costs incurred due to cancellations of or delays in any form of transport or any other related loss or damage.
Arrival and Departure Times
Arrival time is from 4.00pm on the first day of your holiday rental. Departure time is 10.00am on the last day of your holiday rental.
Keys
On arrival, you will be given a set of keys for your gite. The security of these keys is your responsibility for the duration of the holiday rental. You are encouraged to ensure that doors and windows are properly secured when the gite is unoccupied. Loss of keys will result in the locks having to be changed, the cost of which will be reimbursed by you.
Gas, Electricity, Hot Water and Heating
Gas, electricity, hot water and heating are all included in the price or the rental.
Linen and Towels
Linen and towels for use in the gites and by the swimming pool are provided and included in the price of the rental. Linen and towels will be changed on a weekly basis. You are requested not to use gite towels around the swimming pool.
Cleaning
The gites will be properly cleaned prior to your arrival. Cleaning equipment will also be provided in the gites. An additional limited maid cleaning service can be organised, with advance notice, for which guests will be charged separately. At the end of the holiday, you are asked to ensure that your gite is left clean and orderly. Failure to leave the gite in an appropriate state will require extra cleaning and we may have to charge up to 75 to cover more extensive cleaning costs.
Care of the Property
You are asked to take all reasonable and proper care of the gite(s) and contents, and leave them in the same condition and state of repair at the end of the rental period as found at the beginning.
Breakage or Damage
Please could you report any damage or breakage of any item including; fixtures, fittings, machinery or any other appliances in the gites, garden, outbuildings, swimming pool area as soon as possible. This will enable prompt repair/replacement of the item.
Any damage or breakage caused by you, or anyone invited by you to the gite or the swimming pool, is your responsibility. This includes the cost of repair or replacement which will be reimbursed by you. We strongly advise you to take out appropriate insurance to cover this risk.
Smoking
For safety reasons, there is a no smoking policy at Manzac d'en Bas and smoking is prohibited in the gites.
Disturbances
Manzac d'en Bas is situated outside a village in the peaceful countryside of the Ariege with no immediate neighbours. However, depending on weather conditions, sound can travel a great distance. You are asked to observe other guests' and neighbours' privacy and not to cause undue noise and disturbance during your stay.
Swimming Pool
Our swimming pool is provided for the pleasure and enjoyment of you and our guests. Under French Law, swimming pools in France have to be equipped with an appropriate security system. We operate an alarm system that complies with the law. In addition, we have also fenced the pool off with a bolt gate for extra security. In spite of this, accidents can happen very quickly, and we would remind you that you are fully responsible for ensuring your own safety, that of children under your care and non-swimmers at all times. You are also responsible for providing any swimming aids that your family or friends might require.
We accept no responsibility for any loss or injury to you or your personal belongings whatsoever in respect of the use of the swimming pool and surrounding area.
Pets
We do not accept pets during July and August. Otherwise, requests to bring pets will be considered on an individual basis.
Complaints
We hope that you will enjoy your holiday with us, but in the event that you have a complaint we would ask that you discuss it with us as soon as possible to enable a quick resolution. Any complaints made after the rental period will not be taken into consideration.
Disclaimer
We cannot accept any responsibility for any damage suffered by you or by your visitors, family or friends, except to the extent that such damage is due to our gross negligence or we cause injury. You use the gites and all the available facilities at your own risk and you are responsible at all times for children under your care. Whilst we will work to ensure that your holiday is enjoyable, we cannot accept responsibility for the defects or stoppages of public services.
French Law
Whilst we stress that we hope you will fully enjoy a trouble-free holiday, please note that in the unfortunate event of a dispute arising in relation to your hoiday rental, these Terms and Conditions are subject to French law and any dispute will be subject to the exclusive jurisdiction of the local French Courts.
Force Majeure
Force Majeure includes, but is not limited to, fire, flood, strikes, acts of terrorism, exceptional weather conditions, epidemics, destruction or damage to the Property, or similar events beyond our reasonable control. We are not liable, in any way, to you for any cancellation, changes, effects on your holiday, loss or damage, or for any failure by us to properly perform any of our obligations to you that are due to any event/circumstance beyond our reasonable control. No compensation, expenses, costs or other sums of any description will be payable in such circumstances.
